Brokerage

Real Estate Brokerage services are specialized and focused on the agricultural sector. We identify with working ranches, hunting and recreational properties, irrigated farms, dairies, equestrian properties, and related agri-business. Keith L. Schrimsher, owner-broker, has a lifetime of farm and ranch experience and many years of experience in real estate brokerage and appraisal. Keith brings specialized negotiating skills to the bargaining table.

Disclosure of agency relationship is a policy of Schrimsher Ranch Real Estate and done in compliance with New Mexico Real Estate rules and regulations. This agency offers a variety of brokerage relationships. These include:

  • dual agency
Properties listed through Schrimsher Ranch Real Estate are typically done so as sellers exclusive agent whereby the agency is compensated by the seller.

However, in all cases agents of Schrimsher Ranch Real Estate owes the buyer licensee duties and must disclose to you any known material facts concerning the transaction. Appraisal Services

Appraisal Services are in compliance with the Uniform Standards of Professional Appraisal Practice (USPAP), New Mexico Real Estate Appraisal Practice and to the Standards of the American Society of Farm Managers and Rural Appraisers. Specialized appraisal services include estate tax planning, mortgage lending, federal and state condemnation and right-of-way takings, special use evaluations, improvements evaluations, conservation easements, and courtroom testimony as expert witness.

Keith has the background, professional designations and continuing education to ensure the client that he or she has engaged an industry leader competent and knowledgeable of producing a reliable report. Objectivity and credibility are the basis of our reports, as is the fact that Keith is experienced and respected in his field of study.


Consulting

Real Estate consulting service is a natural extension of the agency real estate brokerage and appraisal practice. Objectives of this division are to provide clients a view from our window and prevent unpleasant encounters when doing business with New Mexico real estate. Understanding of regional agricultural practices and external forces affecting those practices is our goal. We are up to date with changing public land use policy and proposals. This involves the federal, state and local governments. Knowledge of water rights, New Mexico brand laws, zoning regulations, trespass and land-owner game permits and the multiple land use management of wildlife and habitat that are often overlooked.

It is our goal to educate our clients and enable buyers, sellers and lenders to make prudent decisions. The overview we provide will create balance and help you achieve your objective.

The People Of Schrimsher Ranch Real Estate

Keith L. Schrimsher was raised at Roswell, New Mexico while working with the family farm business. He is a 1974 high school graduate of New Mexico Military Institute. In 1981 Keith earned his Bachelor of Science degree in Business Administration from New Mexico State University. He returned to the family business in 1981 and in 1982 began his career in the agricultural real estate business.

Since then Keith has achieved the American Society of Farm Managers and Rural Appraisers highest accredited designation as an Accredited Rural Appraiser, A.R.A. He is a New Mexico real estate broker and a state-licensed and certified real estate appraiser. Keith is the past Chairman of the New Mexico Real Estate Appraisal Board.

Schrimsher Ranch Real Estate was developed by Keith in 1994. He is the owner and broker-in-charge. Keith also owns and operates a small cattle ranch west of Roswell. He feels the greatest benefit of the ranch is to provide his two young boys the opportunity of stewardship and respect for the resource and animals.
