The ranch is within one hour drive of Roswell and is within two hours drive of Albuquerque and Santa Fe. Access to the ranch is excellent. All interior ranch roads are bladed and provide good access to all infrastructure and pastures.
The Canyon Ranch is a contiguous expanse of native rangeland sprawling across 25 sections. The land ownership is comprised of 15,851.45 deeded acres more or less together with 160 federal BLM lease acres. This is a clean ranch highly improved and is loaded with depreciable assets.
Operation of the ranch is yearlong as a cow calf grazing unit with a stocking rate up to 400 cattle. The infrastructure of the ranch is designed to support this land use. All improvements are new or maintained in a like new condition. You will experience no start up cost with this property.
The Headquarters is 2 miles east of the highway and has a good all weather gravel and county maintained road for access. At the headquarters are all dwellings, barns, feed storage and the shipping pens. The dwellings consist of a frame stucco residential duplex complex and a remodeled single family residence with metal siding. Both are in excellent condition. At this location is a new metal barn which houses an enclosed insulated metal shop with roll top metal doors with concrete floor area, three sided equipment shed and covered livestock loafing shed.
The barn adjoins the horse and cattle pens. The pens are welded pipe construction and include an additional livestock loafing shed, enclosed cattle scales 20,000 lb capacity, cattle processing equipment and cattle loading chute. Overhead 30 Ton bulk feed storage bins are also at this location. The headquarters is location adjacent to a large draw and is within the southern quadrant of the ranch.
Rangeland improvements are extensive and consist of the water infrastructure, fencing and roadways. Within the ranch are five wells which are equipped with submersible pumps and a windmill. Two wells at headquarters have electric power. Three wells have a solar powered pump and one is pumped with a windmill. The water delivery system is comprised of two independent buried plastic water pipelines. The two headquarters wells supply the southern system. This system has 1-1/4 PVC line together with several water storages and drinking troughs. The north system is comprised of gas powered generator push pump supplying 1-1/4 inch and 1-1/2 inch PVC and black plastic water line together with numerous storage tanks and water troughs. Additional livestock water is available from seasonal runoff stored in earthen water tanks. The ranch is divided into eight pastures and two traps. Each has one or more sources of water. Vehicle access is available to all pastures. Fencing is net wire and is in good serviceable condition.
This is big country with long uninterrupted views and miles of clean cattle rangeland. The turf is a good solid cover. Soils are typically deep, fertile and loamy with very little erosion. Water holding capacity is good as evidenced by the many natural playa lake beds and earthen tanks. Hill tops are often rocky but have good fertile soils.
There are many big grassy water draws. The principal draw is a large grassy drainage that traverses the ranch from the northwest draining in a southerly direction exiting the southern border. This draw runs adjacent to the headquarters and is one of the landmarks of the ranch. There are several large earth water storage tanks and spreader dams along this draw.
Notable is the scenic northeast quadrant of the ranch which is rugged canyon land and mesa rim rock country draining into vast the Yeso Draw. This region has brush, juniper, sacaton and excellent mule deer habitat.
Elevation of the ranch ranges from 5,050' to 5,550'. Climate of the ranch is semiarid with plentiful sunshine and average rainfall of fourteen inches. The rainy season is typically July through September. The location, vegetation, and climate present the cattleman a choice of operational management plans and either a stocker or cow calf operation will compliment this country.
Shop and compare, my bet is that you'll not find a working ranch of this quality for the price!
