    Corona Ranch
Corona Ranch is a huge expanse of beautiful New Mexico high country rangeland that has an enviable location. Life on the ranch at an elevation above 6,100' is pleasant with mostly sunny days, bright star lit nights and a healthy year round climate. There are scenic vistas complemented by the nearby Gillina Mountains, mesas and great view sheds of distant mountains. The rural central New Mexico location nearby Corona is within the sparsely populated Torrance County assuring privacy and wide open pristine spaces yet world class amenities are nearby at Santa Fe, Albuquerque, and Ruidoso. These exciting destinations are within a 100 mile drive of the Corona Ranch.

Corona Ranch is easily accessible from the major markets and by paved roads. The southwest corner of the ranch is three quarters mile east of State Highway 42 and the southeast corner is four miles west of US Highway 54. Connecting these two paved highways is Torrance Road which is a county maintained gravel roadway. This gravel road fronts the Corona Ranch southern fenced border east to west for five miles. Along the northern fenced border running east to west is the Pinos Wells Road which is a county gravel road. Access into the ranch from either the north or south main entry is gated and controlled. All interior ranch roads are privately maintained and bladed for hassle free vehicle access throughout the many pastures.

Corona Ranch is comprised of approximately 12,730 deeded acres and 4,220 New Mexico State Lease acres totaling 16,950 acres which is 26.48 sections. Land use of the ranch is privately controlled. The state grazing lease, GM-2012, is a five year lease term. The lease fee of approximately $5,859.63 is paid annually each September and the perpetual lease renewed at the end of each term. Property taxes which include livestock were $2,385.00 for year 2003.

Corona Ranch is contiguous, nicely blocked and without wasteland. This is big range country with an ocean of grassland rolling and heaving across open slopes, wide grassy draws and rocky escarpments. Range sites are in excellent condition with negligible soil erosion and a good solid grass turf cover. Balancing the native grama grasslands are the savanna type juniper and cedar woodland range sites. These wooded areas provide good shelter and habitat for cattle and an abundance of wildlife. The thriving wildlife community of this pristine range has large herds of prong horn antelope, mule deer, coyotes, raptors, quail and dove. Historic land use is as a cow-calf and horse breeding operation benefited with seasonal big game hunting. The ranch grazes up to 500 head of cattle under normal conditions. The ranch infrastructure is designed to support a cast of activity.

Corona Ranch Headquarters is the nucleus of the ranch life. Located here is the main residence, employee residence, bunk house, barns, horse facilities and shipping pens. The main residence is a beautiful historic 1880's territorial adobe hacienda with classic verandas. The owners have updated this sprawling and comfortable three bed three bath adobe into a modern hacienda with appointments designed for the executive lifestyle.

It includes a great room with a warm inviting fireplace finished with authentic viega and latilla ceilings and hard wood floors. The kitchen is large and accommodating. Extra comforts include a large storage and utility room, private office, Jacuzzi sunroom, wood, tile and carpet floor coverings. The adobe exterior has a stucco finish and all new metal roof cover.

Other living quarters include a single wide three bedroom two bath manufactured house. It is top of the line like new condition and has all custom built in appliances. The bunk house is a single wide three bed two bath manufactured house also in excellent condition. Other buildings include the equipment shed and a small shop.

The shipping pens are pipe construction and include cattle scales, working lanes, holding pens and a livestock load out. Included within the pens is an all metal enclosed three horse barn with attached loafing shed, saddle house and two round pens constructed with pipe and cedar post side walls. The smaller round pen is an original Ray Hunt design. All livestock facilities are in tidy condition, very functional and easy on livestock and personnel. Adjacent to the pens are several overhead bulk feed bins adequate for a variety of different cattle feed rations.

Pasture improvements are designed for practical day to day ranch operations. The key to the ranch infrastructure is the development and distribution of the shallow ground water which is abundant through out the ranch. On this outfit livestock never travel far for water! There are eight improved water wells and a vast network of buried high pressure 11/4" PVC and plastic water line distributing water to all pastures. Each water well has a storage tank and drinking trough or troughs plus a multiple of storages and toughs along the line. Electric service is available to most all wells. The wells depth range from to 110' to 322' and only two are deeper than 200 feet. The ground wells are equipped with six electric pumps and two windmills and are all strong producing wells.

Management of livestock is optimized by a multiple of options created by the thirteen pastures and three traps. Located in the south central region is a one section pasture utilized for broodmares and complemented with cattle working pens. The headquarters traps and north pastures are small and provide a yet more use options. All pastures are net wire fenced as is the perimeter fencing.

While traveling the ranch you will encounter large herds of antelope racing along with your vehicle. Each year management will receive up to 12 antelope buck and 15 doe hunting permits. Wildlife are one of the more spectacular anticipated daily observations. It is not unusual to see raptors soaring or stooping down across the vast grasslands or a mule deer jumping for cover. Notable to the area are the seasonal dove migrations through this central New Mexico region and that the quail populations are increasing.

The ranch and the surrounding area has many artifacts and historical sites. Nearby the headquarters are territorial stone walls and earthen tanks built by soldier's in the 1880's to corral horses that watered from the then flowing springs. The general land area is an ancient inland closed water basin. North of and adjacent to the ranch are the salt lakes of Torrance County. The water and salt lakes attracted the Native Americans and artifacts of these hunters and gatherers are found throughout the ranch. Evidence of prehistoric man dating to the Lucy Site have been identified adjacent to the ranch so it is probable that the Corona Ranch was within their hunting grounds. The site of the ranch headquarters is also the location of the regions first sheep sheering shed. Area ranchers would herd their sheep here for seasonal spring wool sheerings and have huge annual gatherings.

Corona Ranch is an exceptional property that is owner operated. This ranch will require no costly start up expense. The many high quality improvements will support an impressive tax depreciation schedule.
