Schrimsher Ranch Real Estate, LLC is proud to represent and introduce to the market the Davis Gila Farm.
The Davis Gila Farm is nestled in the heart of the beautiful Gila Basin at the confluence of the Gila River and Bear Creek, approximately 30 miles north of Silver City, the Grant County Seat.
The farm is located nearby the Riverside communities of Gila and Cliff in what is a relatively primitive and pristine river valley at the last gate on Gila River Road. This site comprised of 100 acres is surrounded by water and flanked by a flourishing river Bosque thriving with wildlife. It is very private and exceptionally beautiful.
The watershed that feeds this great basin is mountainous in all directions providing scenic views. The numerous mountains and ranges of the providence include Bear Mountain, the Mogollon Mountains, and the many ranges and mountains of the vast Gila National Forest.
Included with the 100 deeded acres are 84.20 water rights off the Gila Farm Ditch. These water rights are allocated 42 hours a week of ditch water not to exceed twenty-nine acre feet per acre delivered at the farm head gate in any period of 10 consecutive years, or up to 3.5 ac. Ft. per ac. per annum. The water rights information can be found in the State Engineers File #0250, GFS-880.
The Gila water rights allocated to the farm are in association and membership to the Gila Farm Irrigation Association which assesses the user $12.00 per acre foot per annum. This semi-arid region has an abundance of surface water yet demand and or claim to every drop is carefully accounted. The Gila Farm ditch is nearby the eastern border and empties its overflow into Bear Creek forming the sites southern border. The farm is at the end of the road and end of the ditch.
The simple agrarian lifestyle is the dominate use of the Gila’s water resources evident by the carefully maintained ditches and irrigated fields. The Davis Gila Farm exemplifies this standard and is one of the basins finest examples. Its 84.20 water rights are distributed across the 100 acres managed as seven fenced and irrigated pastures the largest being 17 acres. All pastures are planted to improved perma pasture grasses which are most commonly a mix of brome, orchard grass, fawn fescue, and perennial rye. Other grasses include Jose tall wheat grass and fescue. Native woodland vegetation includes cottonwood and willows.
Improvements to the irrigation water delivery system includes over a mile of concrete ditch that is gated for flood irrigation. All fields have been leveled and bordered for efficient flood irrigation.
Throughout the property are several water ponds and a marsh area. These wet land sites are thriving with wildlife and provides perennial livestock water. Fish, bullfrogs, water fowl, raccoons, mule deer, coyotes, many birds, cranes, and unique species are attracted to the farm. The wildlife is adequate quality and quantity to satisfy the most demanding naturalist and or sportsmen. Approximately 2 acres of the farm extends into the Gila River and Bosque area. This is perennial water flow and the native river Bosque is sanctuary to one of the countries most prolific and renown privately protected Willow Fly Catcher habitats.
Access to the property is by county road which dead ends at the gated entry. Beyond the gate is an improved gravel road which access headquarters. Headquarters is a tidy compound comprised of a 30’ x 75’ all metal 3 sided equipment shed. The shed has a concrete floor and includes an insulated enclosed tack and tool shed. Electricity and domestic water are extended to the shed.
Nearby are heavy duty livestock pens constructed with steel pipe and highway guard rail. These pens include cattle processing facilities and squeeze chute. Domestic water is supplied by a domestic water well, pressure tank and pump house. It supplies a buried water line and several troughs. The property is fenced and cross fenced. Improvements to the site would generate an impressive depreciation schedule for the investor.
