This acreage is nicely blocked. The remainder acreage is 4,680 New Mexico State Lease acres and 12,959 federal BLM acres. The ranch is located nearby Hope, New Mexico and is within the Carlsbad BLM District boundary. Eagle Creek Ranch is permitted by the BLM as the Eagle Creek allotment for 551 animal units yearlong.

Eagle Creek Ranch is a fully developed cattle ranch with a significant infrastructure to support this activity. Headquarters is the nucleolus of the ranch activity. This location is comprised of the residence, manager’s residence, employee residence, bunk house, metal shop building, miscellaneous barns, stock pens, and arena.
The residence is a sprawling 5,000 sq. ft. ranch style brick and wood frame with metal roof cover. This comfortable dwelling has 5 bedrooms, 4 ˝ baths, large kitchen, entry foyer, den, dining room, living room, office, laundry room, enclosed porch and 3 fireplaces. Under the same roof are a 2 car driveway carport and a two car garage with utility shop area. The grounds are landscaped and mature with brick fence perimeter wall, many trees, shrubs, and flowers, garden area, and a green house. The residence is very private and complementary to the surrounding area.
The three other Ranch Headquarter dwellings have new metal roof cover and are site built wood frame structures with mature landscaping that is in balance with surrounding improvements. The remainder infrastructure supports the ranch activity and is well maintain. The stock pens have pen space for processing, shipping, and receiving livestock. These facilities have 20,000 lb capacity cattle scales, squeeze chutes and cattle truck chutes. In the vicinity are the ranch shop, feed storage, and horse barn. This is an all metal structure with adjoining horse pens and is designed with a covered weather shelter. The pipe horse pens are welded steel pipe and adjoin the ranch “rodeo roping arena” which gets good recreational use.
Away from the headquarters are eleven pastures and a trap. The pastures are all fenced with net wire, cedar, and steel T post fencing. Each pasture has a dependable perminanate water supply, good road access, and adequate space to manage the cattle herds. Livestock water is supplied from 8 water wells which range in depth from 650 to 865 feet. Two of these wells have electric submersible pumps. The remainder are equipped with windmills. Each well has a storage tank, trough, and water pipeline.
One of the eight wells is operated as a partnership well. A ninth well located off site on the neighboring ranch supplies water to one trough on the Eagle Creek Ranch. Headquarters has two wells, which produce 20-25 gpm and can supply much of the ranch water through a vast network of buried water pipeline, storage tanks, and water troughs. Secondary water is available with several large earthen water tanks which catch runoff water and many water holes along Eagle Creek and other draws.
The ranch road system provides for ease of operation with good access to all pastures. The majority of the roads are bladed and maintained with water bars, erosion controlled, and cattle guard crossing for hassle free driver access to most pastures. Located in the west central ranch quadrant are pipe frame cattle processing pens that corner four pastures. Traversing the Northwestern quadrant is Highway 13. This highway divides approximately 3.5 sections which can stand alone as it has with two water supplies, a light set of wooden working pens, good access, and excellent mule deer habitat.
Topography of the ranch is rolling to hilly terrain with limestone hills, Eagle Creek Canyon, and many good draws that catch and spread rain water run off. Elevation range from 4,200 ft. to 4,700 ft. Vegetation is as diverse as the topography. The principal grasses are grama grasses and tobosa grass. Eagle Creek is cloaked with desert willow, walnuts, and Hackberry trees. Sacaton grass is abundant throughout this range site. Cactus, sacawista, creosto, and catclaw is common brush. However, brush control has been a high priority and much of the invasive brush has been sprayed with very good results. The range sites are clean, healthy, and productive. The ranch has been very well managed. This is a mild semi-arid climate averaging 12 inches annual precipitation. Most days are sunny with clear bright night skies.
Wildlife includes mule deer, antelope, Barbary sheep, javalina, coyotes, quail, dove, and many birds. These species thrive and include ample populations for seasonal hunting of mule deer, antelope, and quail. This rich ecosystem with diverse flora and faunal species is testimony to the health and stability of the Eagle Creek Ranch range sites.
Eagle Creek Ranch is highly improved and the structural improvements offer a good depreciation schedule. This is an easily operated ranch with superior access and good proximity to Roswell, Artesia, Cloudcroft, and Ruidoso.
Eagle Creek Ranch is priced at $3,500,000.00 Cash, land and improvements.
