Flying Y Ranch is located 40 miles northeast of Deming expanding into Sierra, Grant, and Luna Counties. Access is off Highway 26 north via the Flying Y Ranch Road; aka, County Road A024, for approximately 7 miles to the ranch
entry. This region of New Mexico is within Basins and Range Providence at the northern extensionn of the Chihuahuan Desert. The Flying Y Ranch western
border is at the 5,800 ft. back bone of the Mimbres Mountains southern range and the northern reach of the rugged Cooks Range. Notable area landmarks include the towering 8,400 ft. Cooks Peak and the Hurricane Rock
and Burro Peak, both which are within the ranch.

This location is a semi arid region with plentiful sunshine, seasonal winds, mild temperatures and a healthy climate. Annual precipitation ranges from 12-16 inches to include occasional, but welcomed winter storms and snowfall. Elevation ranges from a low of 5,000 ft. to a high of 7,000 ft. above sea level.

Topography of the ranch is generally rolling hills and mountainous however the eastern and southern region range site provides a good balance of open rolling high plains desert with arroyos. The watersheds off the mountains
drain southeasterly towards the Mimbres Basin. The principal drainage is Mule Creek. This immense watershed charges eight reliable springs, numerous wet weather springs, and several earthen water tanks. Located
throughout the ranch are eight subsurface water wells.

Five wells are equipped with solar power, one is a partnership well equipped with a windmill, and two have electric submersible pumps. These wells produce from 6 to 22 gpm each and are at depths of 200 ft. to 500 ft. All
water rights for livestock wells have been declared and filed with the New Mexico Office of State Engineer.

The ranch has flora and fauna characteristic of the Chihuahuan desert that is thriving and resilient. What appears to be a hostile environment is actually a
productive, healthy ecosystem. The range site has a variety of native grasses with tobosa common to the low lands and grama grasses on hills and mountains. The canyons and draws have many trees and shrubs. Yucca,
mesquite, cactus, chamisa, Apache plum, desert willows, creosote, and sacauista are common throughout the range sites. Juniper, piñon, and oak are common at higher elevations.

Wildlife includes an elk herd, mule deer, antelope, bear, lion, coyotes, quail, many birds, and raptors. The ranch anticipates receiving 2 to 4 land owner Bull Elk permits for the 2011 season. The New Mexico Game and Fish
identifies the ranch as Hunt Unit 15 for elk and Unit 24 for deer.

The Flying Y Ranch has historically operated as a family owned and operated cattle ranch. Through the years it has operated both as a yearling operation stocking up to 850 head of 400 weight weaned calves for 8 months grazing,
and as a cow-calf grazing unit supporting up to 400 animal units yearlong. The ranch currently is leased to a family member for cow calf grazing stocking 300 animal units.
Improvements to the ranch are minimal. The Flying Y Ranch is an open canvas ready for your layout and infrastructure design. Headquarters is located 12
miles off pavement.

The site includes the Hyatt adobe residence built in 1880, storage sheds, and corrals all of which offer minimal contribution value yet provide functional utility to the ranch operation. The ranch has 3 large pastures and a 4 section horse pasture.
