
Hackey Farm

The Hackey Farm is located within the very productive Uvas Valley vegetable farm and dairy region of Luna County New Mexico. Irrigation water is pumped from the Nutt-Hockett shallow underground water basin diverted to fertile cropland for production of the best crops yields of anywhere in the United States. Water quality is potable and ideal for commercial dairy and food processing uses.
The Hackey Farm is 14 miles west of Hatch via New Mexico state road 26 and is three miles off pavement. Located at Hatch is a newly constructed paved community aircraft runway. Deming, the Luna County Seat, is located at the road junction of I-10 and State road 26 approximately 32 miles southwest of the Hackey Farm. Las Cruces is the regional hub city of south western New Mexico and is only 40 miles south of Hatch.
The Hackey Farm is comprised of approximately 979 total acres together with 525 water rights. Surface land area includes both private deeded and New Mexico State lease acreage. Water rights permitted to the Hackey Farm are identified as the Nut-Hockett basin permit numbers NH-265, NH-263 and NH-57 which total 525 agricultural water right acres. Irrigation water is diverted from 3 irrigation pumps equipped with natural gas power caterpillar engines. The wells each produce approximately 900 gpm. Water quality is excellent with test reports of 400 ppm total dissolved solids, a ph of 8 and constant 78 degrees Fahrenheit water temperature. Each well supplies a center pivot irrigation sprinkler. Each pivot has buried electric lines and 80 psi 10 inch plastic water line. All electric and water systems are new within five years. The two newer pivots are a 197 acre and a 184 acre circles. These are both 10 tower three year old Reinke systems. The 5 year old system is a Seven Tower Valley system irrigating field three, a 114 acre circle. Approximately 225 acres deeded land has water rights and 300 water rights are permitted to state lease land.
Elevation of the Hackey Farm is 4,400 ft. This location is within the high desert region of New Mexico's Chihuahuan desert. Proximity of the farm is within the fertile Uvas Valley. Soils are typically deep silty sandy loams formed from alluvium sediments. These are highly productive irrigable soils also suitable for commercial dairy farm development.
Presently the farm has 114 acres of new crop alfalfa with the balance planted to sundan and or triticale. Historic farm crops include onions, chile, melons, corn for silage and most recently potatoes. Land not farmed is native pastureland.
The Hackey Farm is within a progressive agricultural community and county without agricultural and commercial land use restrictions. Luna County Economic Development is encouraged by already low property taxes and with a 50 percent personal property tax exemption for new commercial business development. Location of the Hackey Farm together with existing water rights and land area is ideal for new dairy development. "As Is" the Hackey Farm is a productive modern fully operational center pivot sprinkler irrigated farm that will compete with any farm anywhere.
This land use is a conforming to the neighborhood that is without any suburban land use influences or restrictions.
Annual fixed operating expenses include Luna County real estate taxes of approximately $586.00 and New Mexico State lease GT 2073 which was $2,990.67.
Hackey Farm is priced at $971,250.00 "As Is", $1,850.00 per water right acre.
