The IJM Ranch is a no frills southeastern New Mexico working ranch. IJM Ranch is located in Chaves County, ten miles east of Hagerman. Hagerman is only a 30 minute drive to Roswell, population 50,000. Roswell is the Chaves County seat. Access to the ranch is south off of New Mexico State Highway 249 onto Buffalo Valley Road , driving four miles then east on Rat Camp Road one mile to the ranch west boundary.
IJM Ranch is a federal BLM grazing allotment for 169 animal units. The ranch is comprised of 1,525 deeded acres more or less together with 8,149 federal BLM acres, 144 New Mexico State lease acres and 491 uncontrolled acres. This is a large contiguous expanse of 10,309 total acres roughly 16 square miles of rangeland.
IJM is an improved property with the basic infrastructure necessary for day to day operations. Headquarters is centrally located and accessed by Rat Camp Road which is a gravel county road.
At headquarters is a modest 2 bedroom, one bath camp house, corrals, cattle processing facilities and storage buildings. The ranch is developed with four pastures plus 2 traps. Livestock pens are located at headquarters and to the southeast at the Solar Well Pens. Water is supplied by one principal well located at headquarters. The well will produce up to 25 gpm, has electric service, submersible pump and a new $35,000 Commercial Reverse Osmosis (RO) water treatment facility. The RO system produces approximately 4,000 to 6,000 gallons of potable water available daily. This system supplies 3 storage tanks, 10 water troughs, and is distributed through 7 miles of buried water pipeline ensuring the highest standard of water quality for livestock and domestic use. Additional wells include 2 equipped with windmills and one solar powered well. The ranch has a good dependable water delivery system.
Location of the ranch is east of the Pecos River at an elevation of 3,400 to 3,600 feet. The terrain is gently rolling with a balanced mix of sand and tight soils. Vegetation is diverse to include many grasses, browse, and cactus. Principle grasses include grama grasses, sand dropseed, muhly grasses, vine mesquite, and tobosa. Chamisa is the primary browse. Mesquite, sage, yucca, and cactus are found through the range site. This location is also within the fringe of the "Oil Patch". Several older but well maintain pumping stations are on site. The advantage of the oil field activity is a good low traffic ranch road system.
Wildlife includes antelope, mule deer, coyotes, quail, dove, many raptors, birds, and small mammals.
This is a good productive and affordable cow calf ranch. The mild semi arid climate provides plentiful sunshine and a healthy environment for you and your livestock.
