Indian Hill Ranch is an affordable cattle ranch priced for the budget of the smaller operator. This Southeastern New Mexico cattle ranch includes the federal BLM Angell Draw Grazing Allotment permitted for 155 animal units yearlong. Indian Hill Ranch is an up and running outfit that will require minimal start up expense. The ranch sprawls over an expanse of 14,000 acres but is easily managed and operated by one.

Access to the ranch headquarters from the Pecos River community of Carlsbad, population 25,625, and the Eddy County seat, is north on paved County Road 206 to Angell Ranch Road then east approximately 1½ miles. The ranch is approximately 15 miles from the River City’s thriving downtown.

Indian Hill Ranch is a contiguous tract of rangeland rolling across 22 sections. Land tenure is the following approximate acreage: 14,039 total acres comprised of 440 ± deeded acres, 1,280 New Mexico State Lease acres and 12,319 federal BLM acres. The deeded land is located in two tracts.

Improvements to the ranch will generate an impressive depreciation schedule for the new owner. Headquarters, located within a 160 acre deeded tract, has significant improvements and is the nucleus of the operation. This site is accessed off Angell Ranch Road, a black top roadway. At headquarters is the cozy five room, two bedroom, 1¾ bath main residence and second three bedroom one bath residential guesthouse.

These are comfortable ranch homes. Both are frame stucco residences with sweeping verandas nestled within a desert oasis shaded by over 70 trees. As you might expect the many trees are an attractant for a variety of birds throughout the year.

Supporting ranch operations are the headquarters working pens complete with a cattle loading chute, cattle and calf squeeze chute. Other structures include a hay barn, tool room, saddle house and feed room, machine shed, four stall car port and an RV port.

Water for domestic and livestock use is plentiful and available to the headquarters by the Carlsbad Municipal Double Eagle water system and a headquarters water well, depth 85 feet. This unique duel water system provides the ranch a dependable back up water source. The headquarters well is equipped with an electric submersible pump supplementing the headquarters infrastructure and supplying a buried pipeline watering multiple pastures. There is approximately 15 miles of underground PVC waterline from two independent water systems supplying five steel storage tanks and numerous cattle water troughs.

Division of the ranch is accomplished by six fenced pastures and a ½ section trap permitting good cattle distribution and management. Each pasture has the availability of a permanent water supply. Secondary water is provided by six earthen tanks that store rain water runoff for seasonal use.


The diversified range sites of the ranch is generally open rolling high desert grassland. The elevation ranges from a low of 3,207 feet in the southeast quadrant to a high of 3,466 feet along the northwest border. Notable landmarks are the Fade Away Ridge in the northwest quadrant, Indian Hill and Angell Draw, which traverses the property. Vegetation is varied and changes with soils, which range from tight land to sandy loams. Grama grass, tobossa grass, drop seed, blue stem, many palatable weeds and filaree are common providing livestock a healthy productive range site. Mesquite and cactus are also common throughout the range site. There are also several shade trees groves providing shelter and habitat for livestock and wildlife. The wildlife community includes mule deer, quail, dove, many interesting birds and fur bearers.

Location of the property is includes a low density oil and gas field which is common throughout the cattle county of Eddy County and southeastern New Mexico. The impact of the oil field often provides income through landowner surface damages recovery fees, and provides good access to used steel pipe, tanks and on site construction equipment often available for road maintenance and dirt work.

Fixed annual operational expenses of the Indian Hill Ranch are minimal. Real estate taxes are approximately $850.00. The federal BLM lease for the Angell Allotment No. 77015 was $2,576.00, which can be paid quarterly or annually. The New Mexico State Grazing Lease GT-2524 was $530.00 and is paid annually each September.
