    Stockton Ranch
The configuration of the ranch is 3 non-contiguous land areas. The larger parcel includes 320 deeded acres, 12,000 BLM acres and roughly 6,160 state lease acres. Location is east of U.S. Highway 180 expanding north and northeast into the ridges and foothills of the towering Cook's Peak and Cook's Range. Elevations range from 4,450 feet to 4,800 feet. The diversity and strength of this 28 plus sections is exceptional. It is the site of the entire BLM Goat Mountain Grazing allotment permitted for 300 head of cattle, and includes the headquarters complex. The range site has varied soils with complex structures of sandy loam, silt, rock, and rock out cropping. The fertile soils support many earthen tanks, structural improvements, and a wide range of vegetation.

This semi-arid region is within the vast Chihuahuan Desert. Vegetation is resilient and highly productive. A few of the many palatable native grasses include tobosa, sacaton, grama grasses, many annuals, cactus, chamisa, mesquite, and creosote bush. This flora provides excellent cattle rangeland and habitat for a diverse wildlife community. Mule deer, antelope, javalina, coyotes, quail, and dove are frequently sighted.

This portion of the Stockton Ranch is improved and can stand alone. It is fenced; cross fenced and has an excellent water system infrastructure. The headquarters complex includes the owners beautiful 3,000 sq. ft. adobe residence, shop, pipe construction cattle processing and shipping pens, cattle scales, airplane hangar and dirt landing strip.

East of Highway 180 is the Railroad Pastures. These two pastures lie between the boundary of the railroad and Highway 180, and are a good complement to the ranch. Improvements include livestock pens, water well, wind mill, a water storage tank, and a water delivery system servicing several water troughs. This area of the ranch is comprised of seven sections of New Mexico state lease land. Topography is near level at approx 4,450 feet. Runoff is minimal whereas most all precipitation is contained to the range site. This acreage as is can stand alone and provide an excellent special use range site for confining heifers or for weaning livestock.

West of the Railroad Pasture is the Black Mountain Pasture. This land area is roughly a 5 section pasture, improved with a water well, and an extensive water delivery system. The acreage is entirely New Mexico state lease land which permits free choice grazing. This range site provides an excellent location for containment of cows, heifers, or bulls and is an ideal site for an independent cattle herd. Topography is open near level with watershed runoff from the north face of Black Mountain.

The Stockton Ranch by design provides many options for livestock management and land use. This ranch is well managed and will require minimal start up expense. Rangeland improvements include 9 pastures and several traps. There are eight water wells registered with the New Mexico State Engineers Office. These wells are pumped with 3 windmills; 2 electric submersible pumps and one solar pump. Two wells are presently not equipped but can be placed into service if needed. The ranch is adequately water by these primary water sources and supported by secondary earthen water tanks built in arroyos.

The Real Estate taxes are $1,900.00 per annum. In 2009 the BLM Goat Mountain Grazing Allotment was $1,800 and the New Mexico State Grazing Fees were $6,400.00.
