X Triangle Ranch is located in the boot hill area of Southwestern New Mexico, nearby Animas and Rodeo, New Mexico. This area drive time is 2½ hours east of Tucson, Arizona and 30 miles southwest of Lordsburg, NM.
Access to the property from I-10 is south on U.S. 80; drive south 15 miles on U.S. 80 to McCarty Road, a gravel road, then east 3 miles to the ranch entrance, then south 2 miles to ranch headquarters. New Mexico Highway 338 forms the eastern border along a 3 mile private deeded land frontage. Highway 9 from Animas to Rodeo forms the southern border.
X Triangle Ranch is a contiguous tract of Sonoran high desert mountain and Animas Basin rangeland. The deeded land is a huge expanse of 4,085 acre contiguous tract. X Triangle Ranch sprawls over 14,000 acres, 22 square miles under fence. The acreage breakdown is as follows: 4,085 deeded acres more or less, 5,793 federal BLM acres, and 4,149 New Mexico State Lease acres.
Holding costs related to annual real estate taxes and lease fees are low and not detrimental to ownership. Real estate taxes are approximately $1,000 for the deeded land. The yearly BLM lease fee is approximately $1,650 and the state lease fee is $3,800.
The terrain is extremely diverse ranging from the Animas Valley bottomlands at 4,300 ft. to 5,300 ft. elevations of the scenic Peloncillo Mountain Range. The mountains take in Eagle Nest Peak and the Mountain Pasture. These rangelands are rugged and picturesque with striking view sheds of this vast territory comprised of seemingly endless basins and ranges. Vegetation will include numerous palatable grasses, cactus, ocatilla, Sonoran Cactus, juniper, oaks and willows. Wildlife thrives in this wild habitat. Most notable is that this area is a Big Horn Sheep Breeding and lambing habitat. Desert mule deer, javalina, coyotes, lion, quail, dove, many beautiful wild birds and raptors range throughout this enchanting range site.
The mountain range and slopes benefit the easterly adjoining rangelands as watershed and runoff recharging the Animas Basin. The bottomland includes native rangeland together with approximately 50 acres of farmland with water rights and a 1,000 gpm capacity irrigation well. The basin bottomland area heaves and rolls with deep fertile soils and malpi grasslands. Many varieties of palatable rangeland grasses, annual weeds and succulent forbs grow throughout this range site. Surprising to the sportsman are the occasional Trophy Class desert mule deer that will hideout in these obscure protected areas. Quail and dove are also abundant throughout this habitat.
Improvements to the ranch include the Headquarters infrastructure and range improvements. Living quarters include a 2 bedroom Butler building that is insulated and includes utilities. At this site, know as the "Washburn," are the shipping/processing pens. These are large steel and pipe pens with cattle chutes and a 10,000 lb. capacity Howell beam cattle scale.
X Triangle Ranch has an abundance of dependable subsurface water produced from 8 wells and one irrigation well. Six wells have windmills and two wells are equipped with submersible pumps. There is in place, over 4 miles of new underground 1¼ inch PVC water pipeline with steel rim water storages throughout the ranch. The irrigation well has a 300 ft. deep 10" diameter steel casing equipped with a 75 hp electric motor and turbine pump. It produces over 1,000 gpm. adequate for agricultural use.
Each water well is permitted and is on file recorded with the New Mexico State Engineer's Office. Location of the X Triangle is within the Animas Water District, which is a closed and restricted basin to further agricultural and commercial water development. However, domestic water may be produced in the basin. Range water for livestock use is restricted to 3 acre feet per well per year.
X Triangle Ranch is a working cattle ranch with a stocking rate of approximately 217 animal units plus 50 acres of irrigable farmland. The ranch is easily accessed, scenic, offers excellent hunting and sits over an ocean of quality water. The many amenities of the X Triangle Ranch are seldom available on southwestern ranches.
X Triangle Ranch is priced at $2,451,000 ($600 per deeded acre). Terms are available. Owner is willing to carry $900,000 at 9% interest, based on a 15 year amortization. The ranch currently has a 1st note and mortgage of $800,000 and any new notes will wrap the existing mortgage and need to be approved by current mortgage holder.
