    Zia Mesa Farm
Zia Mesa Farm is operated as an irrigated wheat and livestock farm. It is a contiguous expanse of 162.635 deeded acres together with 122.7 shallow water rights permitted for irrigation purpose. Zia Mesa Farm is located in DeBaca County, within east central New Mexico. The DeBaca county seat is Ft. Sumner, which is ten miles south of the farm. Zia Mesa Farm is remote but not isolated. Santa Rosa and Interstate 40 is 36 miles north, Clovis is 70 miles east and Roswell is 90 miles south.

The most notable area attraction is Sumner Lake and the Pecos River which are eight miles west of the farm. This water feature is a sportsman’s paradise. Motor boating, water sports, fishing and hunting are all part of the many lake activities. Zia Mesa Farm is located within the high plains province of eastern New Mexico. This is a generally open prairie elevation 4,600 ft. The vistas are seemingly endless with distant mesas and prairie grassland. Days are typically sunny with blue skies and star bright nights. The environment is clean promoting a pleasant healthy western lifestyle and heritage. The neighbors are few and all consider the pickup as the vehicle of choice. Access to Zia Mesa Farm from Ft. Sumner is north on U.S. Highway 84, approximately 7 miles, and then north on an improved county gravel road to the property’s gated entry. This is along the Ft. Sumner School District bus route. Surrounding and adjacent land use is agricultural with both irrigated farmland and native grass rangeland for cattle grazing.

Zia Mesa Farm is a tidy improved site and is owner operated. The owners residence is a 2,000 year model ready built 2 component Griffin Home. The custom design is approximately 1930 sq. ft. of living area. Construction is wood frame, wood floor, concrete footings and all brick exterior. The roof cover is composition architectural shingles. The open spacious residence has a large greatroom with gas log fireplace, custom kitchen and dinning area. The residence house three bedrooms, 2¾ baths, laundry/utility room and an attached one car garage. The master bedroom has a bath with jacuzzi tub, walk-in closet and patio door entry exit. The residence has mechanical room within the garage, two water heaters, heat pump cooling and heating, extensive use of tile, carpet and wood laminated floor cover. Nearby the residence is the shop and barn. This is a Morton building measuring, 50x75’, with 18 ft. and 12 ft. overhead doors. Approximately ¾ of the structure has a 5½ inch concrete floor reinforced with rebar for load capacity, the remainder is dirt floor. The barn is wood framed, yellow pine. The ceiling area has insulated high performance foil cover. The barn houses a mechanical room, semi finished bath room and a heated work bench area. Electricity, water and telephone service the barn. 3 hp electric submersible pump. The wells static water level is at 280 feet. It supplies the residence, barn area and stock water tank. All associated water lines are 1¼ inch schedule 40 PSI white PVC. Associated water risers are freeze free hydrants. All electrical site utilities are buried. The entire farmstead is fenced separate from the irrigated farm and cattle area.

The farmstead improvements were all constructed in the year 2000 and are in like new condition. They are strategically located in the northeast corner of the property.

The remainder land area is comprised of a 117 acre circle irrigated field currently planted to wheat this field area is sprinkler irrigated with a ten tower Gifford Hill pivot sprinkler. The irrigation system has been updated with Valley Sprinkler components and is nozzled for 435 gpm. Adjacent to the pivot pad is the well and pump motor. The shallow well measures 328 ft. total depth with a 281 ft. static water level. It is cased the full depth with 16 inch casing to 177 ft. and 14 inch casing from 177 ft. to total depth. The well has a bowl and 90 hp pump assembly powered by a 116 hp Chevrolet Industrial 8.1 litter engine motor utilizing natural gas fuel. The well has new bowls, good column pipe and producers approximately 525 gpm of quality soft water ideal for irrigation purpose. Adjacent to the well and pump is a chemical tank and injector pump.

The New Mexico State Engineer identifies the irrigation well and 122.7 water right under Office State Engineer file no. FS-259. The water right priority date is the year 1970. Total amount of water diversion allocated is 269.94 acre feet per annum.

Land use of the Zia Mesa Farm is currently irrigated wheat pasture for cattle grazing. The field perimeter and corners are fenced and designed for this use. The adjacent neighboring farmland is presently in cotton production which is grazed after harvest.

Utilities available to the site include Eastern New Mexico Natural Gas, Farmers Electric Cooperative, and Eastern New Mexico Telephone Service.

This is a low cost, efficient well maintained irrigated wheat and livestock farm. Annual real estate taxes are approximately $900.00. Pumping cost for one inch of water is approximately $500.00 together with $37.00 electric cost. Zia Mesa Farm will require no costly start up expense and is ready for a change of ownership.
